Your GLAR Dues Pay for More Than You Think: A Kentucky Agent's Guide to Every Member Benefit (2026)

If you're a Realtor in the Louisville area, you pay four sets of dues every year: the MLS (Multiple Listing Service), GLAR (the Greater Louisville Association of REALTORS), Kentucky REALTORS (the state association) and NAR (the National Association of REALTORS). Add it up for 2026 and it's about $1,021 before you ever lease a lockbox key.

Most agents use maybe 10% of what that buys. They search listings in Flex, send a contract through Transaction Desk, and that's it. The rest sits there, paid for and never opened.

I've been doing this for 13 years, and I run a brokerage now, so I've spent a lot of time digging through what we actually get. This is the plain-English version: every benefit, what it does, where to find it, and how to put it to work this week.

What your dues actually cover

Here's where your money goes in 2026, straight from GLAR's dues notice:

  • APEX MLS: $410. APEX MLS is our MLS. It used to be called Metro Search, it's owned by GLAR, and it runs on the Flexmls software you log into every day.
  • GLAR: $250. Your local association: classes, forms, events, the REALTOR Store and local advocacy.
  • Kentucky REALTORS: $160. The state level: legal help for brokers, the tech helpline, statewide stats and the annual convention.
  • NAR: $201. The national level: RPR (Realtors Property Resource), national discounts, designations and research.

Now let's get your money's worth.

The MLS tools (APEX MLS)

MLS Tax Suite: your built-in prospecting list

MLS Tax Suite comes from a company called CRS Data. It's tax records, sales history and mapping, built right into Flexmls. Most agents use it to look up who owns a house. The better use is the Prospecting feature. You can search by owner, cash purchases, how long someone has owned the home, loan age or type, foreclosure status and flood zone. You can draw a shape on the map, export the list to a spreadsheet (a CSV file) and even print mailing labels.

Use it this week: pull every owner in one neighborhood who has owned for 15+ years with no mortgage recorded. That's a real farming list, and you didn't pay a data company for it.

ShowingTime and Secure Access

ShowingTime handles showing requests, confirmations, buyer-agent feedback and monthly showing reports for your sellers. It's in Flexmls under Menu, then Daily Functions, then ShowingTime. Secure Access only reveals the lockbox or alarm code during a set window around a confirmed showing, so old codes don't float around town.

Use it this week: set up custom feedback questions on your listings and send your sellers the monthly showing report without being asked. Sellers notice.

Offer Manager

Buyer agents submit offers through ShowingTime, and you get every offer in one place. The buyer agent gets a notice when you open theirs, and that alone kills a lot of "did you get my offer?" texts.

Dotloop Essentials: free for up to 25 loops

This is the one most agents don't know about. Since September 2025, APEX members get Dotloop Essentials through the ShowingTime+ Essentials bundle. That's up to 25 transaction "loops" with eSignatures, document storage and mobile access. Past 25, it's a paid upgrade. You still have Transaction Desk for GLAR forms, but Dotloop is a solid second tool for side agreements and anything you want signed from your phone.

InfoSparks and FastStats: market charts you can brand

InfoSparks builds interactive market charts by county, city, ZIP code or neighborhood. You can compare up to four areas at once, add your branding and embed the chart on your own website. FastStats gives you one-page market snapshots. Find both in Flexmls under Products, then Market Stats. Click the star to pin them to your toolbar.

Use it this week: build a branded chart for the ZIP code you work most and put it in your next listing presentation. Real data beats "the market's hot."

FOREWARN: know who you're meeting

FOREWARN is a safety tool. Plug in a phone number and it verifies who you're about to meet: name, address history, and public records like criminal records, bankruptcies and liens. The MLS pays for it, so it's free to you. Set it up at app.forewarn.com/membersetup using the same email the MLS has on file for you.

One rule you have to follow: FOREWARN is for safety and identity checks only. By its own terms it is not a consumer reporting agency under the FCRA (Fair Credit Reporting Act). That means you can never use it to screen tenants or decide whether someone qualifies for credit, insurance, employment or housing. And use it the same way for every new person you meet, not just some of them. Being consistent is how you stay on the right side of Fair Housing.

RISMedia Premier: free industry news

Unlimited RISMedia news, reports and events, included with your membership. You just have to turn it on once: enter your MLS email at rismedia.com/glaormls-activation. Almost nobody does.

DataShare: Lexington and Northern Kentucky from your login

Your APEX subscription also lets you search listings from Imagine MLS (Lexington and Central Kentucky) and Northern Kentucky MLS. In Flexmls quick search, open the Data Source picker and switch markets. If you've got a buyer relocating to Georgetown or Covington, or an investor looking for replacement property across the state, you don't need a second MLS membership to look.

The AI connection

In 2026, FBS, the company behind Flexmls, launched a way to connect AI assistants like Claude and ChatGPT directly to live MLS data using your own login. It's read-only: it can search listings and market stats, but it can't change anything. I use it every day. It feeds the deal screen in my newsletter, and it helps me pull market numbers without building reports by hand. Each MLS decides how members turn it on, so call APEX support and ask how to connect it to your account.

Training and the help desk

APEX has local support staff, Monday through Friday, 8:30 to 5: call (502) 894-9860 or email Support@LouisvilleRealtors.com. There's a free on-demand Flex basics course, monthly live virtual trainings, and a video library at apexmls.com/training. Heads up: MLS trainings don't count toward your continuing education hours.

GLAR member benefits

Education, designations and your license hours

GLAR's school is KARE (the Kentucky Academy of Real Estate). It offers continuing education (CE), the Kentucky Core Course and post-license education (PLE) in person, hybrid and on demand, at member pricing. The on-demand courses report your completion to KREC (the Kentucky Real Estate Commission) for you. GLAR also runs classes toward designations like GRI (Graduate REALTOR Institute), ABR (Accredited Buyer's Representative) and SRES (Seniors Real Estate Specialist). Forms, e-signatures and Spanish reference forms

GLAR's forms live in Transaction Desk (in Flexmls under Daily Functions), with Authentisign for e-signatures. Spanish-language versions of the forms are in the member portal under Documents. They're for reference, not the legally binding versions, but they're a big help when you're walking a Spanish-speaking client through a contract.

Mediation and arbitration

If a deal goes sideways, the GLAR residential sales contract gives you access to mediation and arbitration through the association. It's usually a lot faster and cheaper than court.

Supra lockboxes, the REALTOR Store and the member lounge

Louisville runs on Supra. You lease your eKEY through GLAR membership and buy lockboxes at the REALTOR Store at GLAR headquarters (12300 Sycamore Station Place). Supra support is 24/7 at (877) 699-6787. While you're there, the member lounge has free Wi-Fi, workstations and a printer, and you can rent a room for a class or a client event.

Monthly market statistics

GLAR publishes county-level market reports on the 15th of each month for the month before, at louisvillerealtors.com/market-statistics. Put them on your calendar. They're ready-made content for your newsletter, your social posts and your sellers.

The GLAR Foundation grants

This one can help you close a deal. The GLAR Foundation offers first-time buyers down payment grants of up to $2,000 (for buyers at or below 80% of area median income). Buyers can also apply for one reimbursement grant: up to $500 toward a second appraisal, $300 for a home warranty or $500 for homeowners insurance. Your buyer needs a GLAR primary member as their Realtor. Details at louisvillerealtors.com/foundation.

Get involved: YPN, committees and leadership

YPN (the Young Professionals Network) is open to every age and experience level, whatever the name says: louisvillerealtors.com/young-professionals-network-ypn. To get on a committee or task force, fill out the Member Engagement Form at louisvillerealtors.com/get-involved. There's also the GLAR Leadership Institute and a Global Council with a multilingual Realtor search. Showing up is how you build the agent-to-agent relationships that send you referrals for years.

  • Statewide stats at kyrealtors.com/stats, useful when your buyer is comparing Louisville to Lexington or Northern Kentucky.

NAR member benefits

  • Legal and research: Window to the Law videos and the yearly Profile of Home Buyers and Sellers. In the 2025 edition, first-time buyers fell to a record-low 21% of buyers, with a median age of 40.

The deadlines you can't miss

  • Kentucky CE: 6 hours every calendar year, with 3 of those hours in real estate law, due December 31. You're exempt your first two calendar years as a licensee.
  • Kentucky Core Course: required once every four years. No other class can stand in for it.
  • Post-license education: 48 hours within two years of getting your license, or your license is cancelled.
  • NAR Code of Ethics and Fair Housing training: the current cycle ends December 31, 2027, and Fair Housing is now its own separate requirement. Miss either one and your membership gets suspended. Check your status at nar.realtor/my-account.

Your 30-minute setup checklist

  • Activate RISMedia Premier (2 minutes).
  • Set up FOREWARN on your phone (5 minutes).
  • Pin InfoSparks to your Flexmls toolbar and build one branded chart for your main ZIP code (10 minutes).
  • Run one MLS Tax Suite prospecting search and export it (10 minutes).
  • Log into RPR and add your logo and contact info to your reports (3 minutes).
  • Bonus: put the 15th of every month on your calendar for GLAR's market stats.

How many continuing education hours do Kentucky Realtors need?

Six hours every calendar year, including three hours of real estate law, due December 31. You also have to take the Kentucky Core Course once every four years. New licensees are exempt for their first two calendar years but must finish 48 hours of post-license education within two years.

Do I get Dotloop free as an APEX MLS member?
