I have been a licensed Realtor in Kentucky since early 2013, and for most of those thirteen years a good chunk of my business has come from other licensed agents, people who could list or buy anywhere and choose to work with me instead. I don't say that to brag. I say it because it is the clearest signal I can point to that the work holds up under scrutiny from people who know exactly what to look for. A year ago I started Winner Realty. I am not a broker; Lisa Tucker is, and she is the steadiest person I know. Colleen Reilly, my best friend, runs everything between your signed contract and your closing table, and she has closed more than 420 of them. Here is how I work. I put Warheads candy in the lockbox and on the kitchen counter of every listing, because agents remember the house where their buyers laughed. I follow up with every agent who shows your home, personally, because urgency is created, not wished for. I answer texts almost the minute they land, so text me. If you would rather do this whole thing in Spanish, we can: I grew up speaking it, lived in Ecuador for four months, and have been the designated Spanish-speaking agent at every brokerage I have worked at.

Beyond the brokerage, I am a founder of OffMarket.deals, a private marketplace where more than 70,000 investors see off-market property, and Property Partner Data Company, which reads market signals before they reach the MLS. If you are an investor, that usually means I know about a deal, or a buyer, before the rest of the market does. I also write The Morning Bergeron every weekday at 5:00 AM, and if you reply to it with the word "five," you will get my five best deals on the MLS that day.

The part I care about most is not on any résumé. My mentor, Harry Borders, took me on my first Hand in Hand build trip years ago. I have been on three in person, but I've been a part of five builds total, and Winner Realty gives 1% of its net profits to Hand in Hand every year.
