Tools for wholesalers
First, the law. Kentucky House Bill 62 (2023) made advertising a purchase contract you hold, without a real estate license, an act of brokerage. Assigning a contract is still legal. What you cannot do without a license is market the deal publicly: no email blasts, no social posts, no listing it on a website. The compliant paths are to get licensed, to market the deal through a licensed brokerage, to double close and sell what you actually own, or to share it privately. Read the act itself and our plain-language wholesaling guide.
Have a deal under contract and need a licensed brokerage to market it to buyers? Send it to us.
Tax tools
Estimates only. Talk to a CPA before you act on any of these.

How we choose what goes on this page
Free and government sources come first. We do not link the big listing portals, because their tools exist to sell your contact information to agents; ours do not. We link a paid tool only when it is the standard our own agents and investor clients use. Every Kentucky number on this page was checked against its official source on September 27, 2026; Jefferson County tax rates are reset each October and the homestead exemption every two years, so we re-verify on that schedule. If a link breaks or a number changes, tell us and we will fix it.
Frequently asked questions
Are these tools really free?
Every Winner Realty calculator on this page is free and asks for nothing. The outside tools are free or have a real free tier; where a paid tool is listed, we say so.
How accurate are the calculators?
They are estimates built on Kentucky rules and typical Louisville numbers, not quotes. Your lender, title company or CPA gives you the real figures. Our instant home value uses closed sales from the local MLS (multiple listing service) and shows a range on purpose.
Why aren't Zillow, Redfin or Realtor.com on this list?
Their calculators are fine; their business model is selling your contact information to agents as a lead. We would rather give you the government and independent versions and let you decide who to talk to.
Can I use these tools if I am working with another agent?
Yes. Nothing here requires you to work with us. Other Louisville agents send their clients here, and we are glad they do.
Which tool should I start with?
Buying: the mortgage payment calculator, then get pre-approved. Selling: the instant home value, then the net proceeds calculator. Investing: the investment property analyzer. Moving here: the relocation cost calculator and the suburb match quiz.
These tools and links are for general information and are not tax, legal or lending advice. Winner Realty is a licensed Kentucky real estate brokerage. Equal Housing Opportunity.
