We sell homes. We help build them.

Winner Realty is an independent real estate brokerage in Louisville, Kentucky, founded in 2025 by Owner–Realtor Rob Bergeron and run by Principal Broker Lisa Tucker. Its eight licensed agents serve buyers, sellers, renters and investors across Louisville and Southern Indiana, with licenses in Kentucky and Indiana and service in English and Spanish. The brokerage publishes The Morning Bergeron, a free daily Louisville real estate newsletter, backs its listings with the 3-Day Listing Guarantee™ and its clients with the 15-Minute Response Rule™, and gives 1% of its net profits to Hand in Hand Ministries, which earned it the 2026 Brokerage Spirit Honors from the Greater Louisville Association of REALTORS®.

That is the short version. Here is the real one, from me.

Picking the person who sells your house, or finds your next one, is a bigger decision than this business treats it as. It is your money, your kids' school, your commute, your Saturday mornings for the next decade. So before you decide anything, you should know who we are and why we do this.

Thirteen years of watching

I got my Kentucky real estate license in early 2013. For most of the thirteen years since, I worked inside other people's brokerages, and somewhere along the way I became the agent other agents hire. When a licensed Realtor could list their own house or buy their own investment property and chooses to hand it to me instead, that is the clearest signal I can point to that the work holds up under people who know exactly what to look for. Around town they call me the realtor's realtor. I take that seriously, and I am proud of it.

Thirteen years is long enough to see what is broken. I watched leads get rationed from the top of big shops to whoever was closest to the corner office. I watched good agents treated like inventory. I watched "we give back" printed on a wall in a lobby with nothing behind it. I watched phone calls go unreturned for days on the biggest transaction of somebody's life. And I watched a whole industry decide that accessibility means one line in a disclosure.

None of that is hard to fix. It just requires somebody to build the place on purpose.

The decision

About a year ago I did. I am not a broker, and I want to say that plainly because plenty of people in this business fudge it. A principal broker is the licensed person the state holds responsible for every agent and every file in a brokerage. I started Winner Realty; Lisa Tucker runs it as our Principal Broker. Lisa is licensed in Kentucky and Indiana, has well over a decade in this industry, and is widely considered one of the nicest people in real estate, which matters more than it sounds when a deal gets hard. I asked her because I wanted the person responsible for compliance to be the steadiest person I know.

The second call was to Colleen Reilly, my best friend, who runs operations and everything that happens between a signed contract and a closing table. Colleen has closed more than 420 transactions in eight years, including the novations, short sales, lease options and land contracts that make most coordinators nervous. When clients write reviews about us, they name her. That is not an accident.

Kasey Robinson was the first agent to join, with ten-plus years of flipping and BRRRR experience (buy, rehab, rent, refinance, repeat) and licenses in Kentucky and Indiana. We work out of a house on Redbud Lane in Hikes Point, not a glass tower. One year later we are eight licensed agents, and every one of them found us without a recruiter. I mention the small numbers on purpose. They are true, and I would rather you know exactly how big we are than guess.

How a newsletter became a brokerage

Before there was a brokerage there was an email. Every weekday at 8:00 in the morning I send The Morning Bergeron: what happened in the Louisville market yesterday, a deal or two worth looking at, something I have been thinking about, and a song. Anyone who replies with the word "five" gets my Top Five, the five best deals on the Multiple Listing Service (the MLS, the database Realtors use to share listings) that day, with my read on why each one is worth a look. Seventy thousand people read it before they read the news.

Those readers taught me what a brokerage should be. They asked questions no lead form asks. They forwarded it to their parents. They showed up to closings already knowing what a cap rate is. Winner Realty is what happens when you build a company for people who are already paying attention.

How we are built

Most brokerages rent their leads from a real estate portal. We built our own data company, Property Partner, and our own private marketplace for off-market property, OffMarket.deals, so the people who work here see deals before they hit the MLS instead of after. Colleen and her contract-to-close team keep every file on the rails once it is signed. And through Winner Services our agents have more than one way to earn, so nobody here has to push you toward a decision to make rent.

We also put two promises in writing, because a promise you can measure is worth more than a slogan. The 3-Day Listing Guarantee™: sign your listing agreement and your home is marketed and live on the MLS within three business days. The 15-Minute Response Rule™: text or call with a question and you hear back within fifteen minutes. Neither one promises a sale price or a closing date, because nobody can promise those. Both promise the parts of the process we control.

Empower, empower, empower

I wanted a brokerage where I could point at every person and tell you exactly what they are great at. Jake Fabish owns Authentic Carpentry and can tell you what that wall will cost before you make an offer. Shey Blake places tenants for owners and investors, and was born in Shelbyville. Cam Keehn is our in-house lender, licensed in Kentucky and Indiana, who got his mortgage license through Winner at no cost to him. Wendy Zolnowski came to us from Australia and turns cluttered houses into sold houses. Madison Meredith self-manages more than two hundred doors and knows what a building costs to run, not just to buy. Kasey flips. Lisa keeps us straight. Colleen closes. Kristina Katsampes keeps all of us organized.

Eight agents, each with a lane, is a different thing from eighty agents with the same headshot. Our philosophy is three words long: empower, empower, empower. Give people the tools, the deals, the support, and then get out of their way.

Why we give

My mentor for well over a decade is Harry Borders, who owns Borders & Borders, a multi-generation Louisville title company. Harry leads with kindness and is generous with his time to everyone he meets. He introduced me to Hand in Hand Ministries, a Louisville nonprofit founded in 1999 in the Portland neighborhood that builds homes and funds education and health care for families in Belize, Nicaragua, Appalachian Kentucky and right here in our own city. Harry took me on my first build trip. I have now been on five, laying block and running rebar next to the families we were building for, and every single one has grabbed my heartstrings a little harder than the last.

So Winner Realty gives 1% of its net profits to Hand in Hand, every year, as a standing part of how the company runs, the same way payroll is. Any agent here can match that 1% on their own closings. Trinity High School and St. Xavier High School have been sending students on Hand in Hand trips for more than twenty-five years, which is why you will see the Trinity and St. X names on our yard signs around town. In 2026 the Greater Louisville Association of REALTORS® (GLAR) named Winner Realty a Brokerage Spirit Honoree for building giving into the business rather than talking about it. The commitment came first; the recognition was a nice surprise.

Here is where this is headed, because a percentage is not the finish line. I want Winner Realty to grow to the point where our giving alone funds one new Hand in Hand home every single month, forever. We are not there yet. I am telling you the target so you can hold me to it. Here is what a build trip is actually like.

What we hold ourselves to

We say the true thing, including "we don't know yet" and "we're not there yet." We answer the phone, and when we cannot, we answer within fifteen minutes. We treat accessibility as the standard, not a specialty: Deaf, hard-of-hearing, blind, low-vision and neurodivergent clients get the transaction built around what works for them, at no extra cost. About the name

People ask about the name. It is not about beating anyone. A win in this business is a family that closes on time, a first-year agent who makes it to year two, a house in Belize with a family in it. My dad gave me the Stockdale Paradox a long time ago: hold brutal honesty about where you are and unwavering faith about where you are going, both at once. That is the whole company.
