Kentucky Landlord Basics Worth Knowing

  • Jefferson County operates under URLTA (KRS 383.500–383.705), the Uniform Residential Landlord and Tenant Act — it applies here even though it isn't statewide.
  • Security deposits (KRS 383.580) have to be held in a separate account, with a written move-in condition list and a written accounting of any deductions at move-out.
  • Entry notice. Except in an emergency, you're required to give at least two days' notice before entering an occupied unit.
  • Fair Housing applies to screening, not just advertising. Under the federal Fair Housing Act, screening criteria have to be applied the same way to every applicant, regardless of race, color, religion, sex, national origin, familial status, or disability. Consistent screening isn't just good practice — it's the law.
  • Nonpayment of rent requires a written 7-day pay-or-vacate notice before an eviction (forcible detainer) case can be filed.
