A new job. PCS (Permanent Change of Station) orders. A transfer you didn't see coming. Whatever the reason, you've got a move date, and the house has to fit around it.

Selling on a deadline is very doable. You just have to plan backward from the day you leave. Here's how.

Start with your timeline

Count backward from your move date:

  • A typical listed sale in the Louisville area takes about a month to get under contract, then 30 to 45 days to close
  • A cash sale can close in as little as one to two weeks if the title is clean
  • If you're moving before the house sells, plan for how showings, utilities, and lawn care will be handled while you're gone

If your employer offers a relocation package

Read it closely before you list. Common types:

  • Lump sum: you get a set amount of money and handle the sale yourself
  • Guaranteed buyout: a relocation company buys your house if it doesn't sell by a certain date, usually at an appraised value
  • BVO (Buyer Value Option): you find a buyer, then the relocation company technically buys the house from you at that price and resells it to your buyer, which can help with tax treatment for your employer

Some packages require you to use certain agents or follow specific steps. Breaking the rules can cost you benefits, so check before signing a listing agreement. We work with relocating sellers and can walk through your package with you.

Military moves and Fort Knox

PCS orders don't wait for the market. If you're stationed at Fort Knox or in the Louisville area, you usually have three paths:

  • Sell before you leave
  • Keep it and rent it out, which many service members do to build long-term wealth
  • Sell from your new duty station, with us handling everything locally

If you might come back to Kentucky later, or have a low-interest VA loan, renting it out deserves a serious look. If you'd rather be done, selling may be cleaner. We'll run both.

Sell it or rent it out?

Selling makes sense when

  • You need the equity for your next home
  • You don't want to be a long-distance landlord
  • The house needs work you don't want to manage from far away

Renting makes sense when

  • Your current mortgage rate is low
  • Rent would cover the mortgage, taxes, insurance, and upkeep
  • You might return, or want a long-term investment

Taxes when you sell because of a move

Normally you can exclude up to $250,000 of profit ($500,000 for married couples) if you've owned and lived in the home for two of the last five years. If you have to move sooner because of a job change, you may still qualify for a partial exclusion, generally when your new job is at least 50 miles farther from the house than your old one was. Ask a CPA (Certified Public Accountant) about your exact situation.

Selling from out of town
